Fees
1 Month’s Rent for Procurement of New Tenant.
$120 per month for the first occupied property or unit.
$80 per month for each subsequent property or unit.
NO FEES for unoccupied unit(s).
$220 for lease renewals.
$250 per year for the initial setup and renewal of Rental Licensure, plus the annual City of Philadelphia licensing fee.

Our full-service property management package is designed for property owners seeking complete and comprehensive management. We oversee the entire life cycle of your investment, starting with property marketing and tenant placement. Once the tenant moves in, we handle all maintenance requests, tenant communications, accounting, and much more to ensure seamless management of your asset.

TENANT SCREENING & APPLICATIONS
Prepare lease agreements, coordinate tenant move-ins, distribute keys, and manage the collection of fees and security deposits.
LEASING AGREEMENTS & MOVE-INS
Obtain and renew the Business Privilege License (free), Housing Rental License (annual fee), and Rental Suitability License (free). We also ensure compliance with city codes, address violations, and conduct lead testing.
LICENSES & CODE ENFORCEMENT
Arrange and schedule service calls, utilizing a trusted network of contractors and specialists. We document the property's condition before move-in and offer 24-hour emergency services for any urgent needs.
MAINTENANCE
Manage monthly owner distributions, issue monthly expense and income statements, and produce year-end statements and 1099's
